Terms, definitions, and abbreviations used in home inspection business

Here is a listing of home inspection definitions and terminology:

Anchor bolt - Bolt securing wooden sill plate to concrete or masonry floor or wall.
Baluster - Vertical railing between top and bottom rails.
Batten - Wood strips covering joints.
Bay window - Window projecting outward.
Casing - Molding.
Caulk - Sealing to fill a joint.
Condensation - Water accumulation inside of exterior covering.
b - Pipe protecting electrical wires inside.
Cornice - Overhanging part of the roof.
Crawl space - Space under between basement and foundation.
Cricket - Part of the roof to divert water around chimney.
Dormer - Window opening on a sloping roof.
Downspout - Leader. Pipe to carry water from roof gutters to the ground.

 

Drywall - Gypsum board or plywood.
Duct - Pipe distributing cold or warm air.
Eave - Lower part of roof above the wall.
Fascia - Outer face of cornice.
Flashing - Material laid on the roof protecting building from water penetration.
Flue - Passage where chimney fumes go out.
Footing - Masonry part of the construction supporting foundation walls.
Foundation - Structure supporting a building below grade.
Fungi - Very small plants living in damp wood.
Grout - Mortar to fill joints and cavities of masonry material.
Gutter - Channel to carry rain and snow water from the roof.
Humidifier - Appliance to increase humidity.
Joist - Parallel beams.
Jamb - Doorway or window lining.
Leader - Downspout.
Lintel - Horizontal supporting load over window or door.
Louver - Ventilation opening.
Masonry - Building material made of stone, concrete, brick or other blocks.
Molding - Decorative wood strip.
Nosing - Molding edge of stair.

 

Pitch - Slope.
Plumb - Perfectly vertical.
Rafter - Roof structure supporting roof load.
Register - Airflow controlling device.
Ridge - Horizontal section at the top of the roof for ventilation.
Rise - Vertical height of stair.
Sheathing - Sheet material under roof covering.
Sash - Window frame.
Sheetrock - Gypsum board.
Shingle - Roof covering made of asphalt, wood, tile, etc.
Siding - Covering on exterior walls.
Sill - Lowest section of foundation, wall or window.
Soffit - Section just under the cornice.
Termite - Insects living in colonies eating wood.
Valley - Junction of two sides of roof.
Vapor barrier - Material to reduce penetration of vapor into walls.
Vent - Duct or pipe for air flow.
