Foreclosure Home Inspection Tools
What do you need for inspecting a foreclosure home?
- Flashlight
- Screwdriver or ice pick
- Stepladder (six-foot, lightweight to carry)
- Marble/level
- Electrical tester
- Binoculars
- Protective eyeglasses
- Filtration mask
- Gloves
- Pen and notepad
- Optional tools: compass, moisture meter, carbon dioxide meter/detector
Be careful during foreclosure home inspection!
- Ask for permission to light a fire, turn on operational and safety valves, go to the attic, operate sump pump, turn on heating and air conditioning systems, fireplace, appliances, etc. They all pose dangers: you may damage the condenser unit if you operate air conditioning unit under 65ºF, you may not be able to reverse the valve if it is rusted. Home inspection is a serious business. Any serious damage may cost more than the cost of home inspection.
- Foreclosure houses that have been vacant for a while may have accumulated gases (radon, carbon monoxide, etc.), odors, fungi, rot, and many other substances that may be hazardous to human health.
- Wear infiltration mask, goggles, gloves, and protective suit while you do your foreclosure inspection.
